Kashlei Hotels

Kashlei Hotel Terms

These terms apply to businesses that list a hotel on Kashlei Hotels. They supplement the Terms of Service and Monetization Terms. Version 2026-10-15.

1. Who can list

You must be a business with a Kashlei account that has passed identity verification (KYC), has an active Kashlei seller store, keeps a valid card on file for each property (section 4D), and has the legal right to sell rooms at the property you list. You accept these terms on behalf of that business.

2. Your listing

You are responsible for the accuracy of your property profile: name, address, location, photos, amenities, room types, occupancy, policies, availability and prices. Photos must be of the actual property and you must own or be licensed to use them. Kashlei may refuse, suspend or remove a listing that is inaccurate, unsafe, unlawful or breaks Kashlei policies.

3. Availability and prices

The rooms and nightly prices in your Kashlei calendar (set in the dashboard or by a connected channel manager) are offers to guests. You must honour every confirmed booking at the price shown at booking. If you can't, you must cancel it in the dashboard, and the guest is refunded in full.

4. Payment and the Kashlei fee

Kashlei collects payment from the guest, through its payment processor Stripe, in full at the time of booking. The amount charged is your room price for every room-night, the taxes and fees you list for the property (section 4B), and a Kashlei fee of $9.99 per room per night, which is paid by the guest and retained by Kashlei. Every component is itemized to the guest before payment, and the total shown is the total charged. Your taxes and fees are never applied to the Kashlei fee. Kashlei records the room price, your fees and your taxes (taxes separately from fees) as owed to you, subject to these terms. Kashlei acts as your limited payment collection agent for these amounts: a guest's payment to Kashlei satisfies the guest's obligation to you for the booking.

4A. Currency and disputes

Currency. All prices, taxes, fees, wallet balances, withdrawals and charges under these terms are in United States dollars (USD). If your bank account or card uses another currency, any conversion is performed by Stripe or your bank at their rates, and conversion costs are your responsibility.

Disputes and chargebacks. A guest or the guest's card issuer may dispute a payment. Kashlei will notify you of a dispute concerning your property and, at your request, will submit evidence to the card network on your behalf. You must provide, within 5 business days of Kashlei's request, complete and accurate evidence in your possession, such as booking and check-in records, signed registration cards, identification records, folios, correspondence with the guest and your cancellation policy as displayed. Kashlei decides what evidence to submit and whether to contest a dispute, and the card network's decision is final. When a dispute is opened, Kashlei may hold the disputed amount from your property wallet. If a dispute is lost or accepted, Kashlei may debit the disputed amount, together with any dispute fee charged by the card network or Stripe, from your property wallet and, for any shortfall, from your card on file under section 4D. If a dispute is decided in your favour, any amount debited for it is returned to your property wallet.

Dispute and fraud holds. Kashlei does not hold a fixed reserve. Each booking's funds are held through the 14-day clearing period described in section 4C. If a booking is disputed or flagged for suspected fraud, Kashlei may extend the hold on that booking's funds for up to 120 days from the date the payment cleared, until the dispute or fraud review is resolved, and will show the extended hold and its reason in your dashboard. Funds are released to available when the matter is resolved in your favour. If the matter is resolved against you and the booking's held funds and your wallet balance do not cover the amount owed, the shortfall is charged to your card on file under section 4D.

4B. Taxes and fees: no surprise fees

You must list in your dashboard every tax and fee a guest may owe for a stay (for example city occupancy tax, destination fee, resort fee, cleaning fee or pet fee), with its amount and how it is charged. Kashlei shows every line to the guest before payment and collects it at booking; the total shown is the total charged. You may not charge a guest any tax or fee at the property beyond those listed and paid on Kashlei. Optional fees (such as a pet fee) are charged only when the guest selects them. Refunds return taxes and fees in the same proportion as the room price. Changes apply to new bookings only.

You, the property, are solely responsible for registering for, filing and remitting all occupancy, lodging, sales, tourism and other local taxes on your stays, in every jurisdiction where your property operates. Kashlei collects the taxes you configure from the guest at booking and passes them through in full to your property's KashPay wallet; Kashlei does not file or remit those taxes on your behalf. You are responsible for setting the correct tax rates and for any tax invoicing your jurisdiction requires.

4C. Getting paid: your KashPay property wallet

Each property has its own KashPay wallet. When a guest's payment succeeds, your share (room price plus your taxes and fees) is added as pending. Each booking's funds become available for withdrawal 14 days after the payment clears, on a rolling daily basis. You can withdraw available funds through KashPay and Stripe Connect, subject to the same identity verification (KYC) as every KashPay payout and to the KashPay-wide minimum withdrawal of $50. Once a withdrawal is approved, the time for funds to reach your bank follows Stripe's payout schedule and your bank's processing times, which Kashlei does not control. Refunds and chargebacks reduce pending funds first, then available funds. Funds in your wallet do not earn interest.

4D. Card on file and authorization for merchant-initiated charges

Each property must keep a valid payment card on file with Kashlei, saved through Stripe, before it can be published and for as long as it is listed or has open bookings. Your property wallet never goes below zero. If a refund, chargeback, lost dispute or dispute fee for the property exceeds the property's pending and available funds, the wallet is reduced to zero and the remaining amount is charged to the card on file immediately.

Authorization. By saving a card, you authorize Kashlei, through Stripe, to initiate charges to that card without your further action, both (a) on a recurring basis, for the yearly listing fee under section 4E, and (b) as needed, in variable amounts, for any amount you owe under these terms, including shortfalls from refunds, chargebacks, lost disputes and dispute fees. These are merchant-initiated transactions made under this stored-credential agreement, consistent with Stripe's and the card networks' rules. Kashlei will show each charge, with its reason and amount, in your dashboard and send you a receipt. This authorization remains in effect until you remove the card and replace it with another, or until all amounts you owe are paid and your listings are closed. Removing a card does not cancel amounts already owed.

Failed charges. If a charge is declined or requires your authentication, the amount is recorded as a balance you owe Kashlei, the property is hidden from guests and cannot take new bookings, and Kashlei will notify you and ask you to update your card and pay the balance. Kashlei may retry the charge, including on a daily schedule, until it is paid. The suspension is lifted when the balance is paid in full. Amounts unpaid 30 days after notice may be set off against any other amounts Kashlei owes you on any Kashlei service, and Kashlei may use lawful collection methods to recover them.

4E. Yearly listing fee and automatic renewal

Each property you list costs $29.99 per year (the "listing fee"). It is charged through Stripe when you add the property, before the property can be published, and renews automatically every year at $29.99 until you cancel. You give this consent explicitly at checkout, and Kashlei stores the version of the renewal terms you agreed to. Kashlei will remind you before each renewal as required by applicable law. You can cancel auto-renewal at any time in your hotel dashboard; the property stays listed until the end of the paid year and you are not charged again. If a renewal payment fails, Kashlei keeps the property listed for a 7-day grace period while Stripe retries, then hides it from guests until the fee is paid. The listing fee is separate from the guest-paid Kashlei booking fee and from premium placement.

Refunds and taxes. The listing fee is non-refundable, including for a partial year or if your listing is removed for breach of these terms, except where applicable law requires a refund. Listing fees and premium placement prices exclude taxes; any sales, use, value-added or similar taxes that apply to them are added at checkout and are your responsibility.

5. Cancellations and refunds

You set a free-cancellation window (in hours before the check-in date) or make the property non-refundable. A guest who cancels inside the window is refunded in full, including taxes, fees and the Kashlei fee, and nothing is owed to you for that booking. After the window, no refund is issued and the room price, taxes and fees remain owed to you. If you cancel, the guest is refunded in full and nothing is owed to you.

6. Premium placement

You may buy premium placement on the Kashlei Hotels page or your city page at $9.99 per day, paid in advance from KashPay. Placement is one-time with no auto-renewal and is labelled Featured.

7. Channel managers and PMS connections

If you connect a channel manager or PMS, you authorise it to update your Kashlei availability and prices. Connection secrets are issued by Kashlei and must be kept confidential. You remain responsible for updates it sends.

8. Guests, safety and the law

You must comply with all laws that apply to your property, including licensing, safety, accessibility, anti-discrimination, consumer protection and tax laws. You may not discriminate against guests on any protected ground. Guest personal data you receive may be used only to fulfil the booking.

9. Suspension

Kashlei may suspend your listing or account under its existing moderation and safety policies. Confirmed bookings for a suspended property may be cancelled and refunded.

10. Changes

Kashlei may update these terms. A new version must be accepted in your dashboard before you can keep managing listings.

11. Limitation of liability

To the fullest extent permitted by law, neither party is liable to the other for any indirect, incidental, special, consequential, exemplary or punitive damages, or for lost profits, revenue, bookings, goodwill or data, arising out of or relating to these terms, even if advised of their possibility. Kashlei's total liability arising out of or relating to these terms in any 12-month period is limited to the total fees you paid Kashlei (listing fees and premium placement) in the 12 months before the event giving rise to the claim. These limits do not apply to amounts owed to you in your property wallet, to a party's indemnity obligations, or to liability that cannot be limited by law.

12. Indemnity

You will defend, indemnify and hold harmless Kashlei and its officers, employees and agents from third-party claims, and the resulting losses, fines, taxes, penalties and reasonable legal fees, arising from your property, your stays and services to guests, your listing content, your failure to collect or remit taxes, or your breach of these terms or the law. Kashlei will defend, indemnify and hold you harmless from third-party claims, and the resulting losses and reasonable legal fees, arising from Kashlei's breach of these terms or the law, or a claim that the Kashlei platform (excluding your content) infringes a third party's intellectual property. The indemnified party must give prompt notice of the claim, allow the indemnifying party to control the defence, and reasonably cooperate; no settlement admitting fault on behalf of the indemnified party may be made without its consent.

13. Governing law and venue

These terms are governed by the laws of the State of Nevada, without regard to its conflict-of-laws rules. Each party submits to the exclusive jurisdiction of the state and federal courts located in Clark County, Nevada, for any dispute arising out of or relating to these terms, except that either party may seek injunctive relief in any court of competent jurisdiction.

14. Notices and contact

Kashlei will send notices to the email address on your Kashlei account and in your hotel dashboard. You may send notices to Kashlei at support@kashlei.com or by mail to Kashlei, 3560 Volunteer Blvd, Henderson, NV 89044, United States. A notice is effective when received.

15. General

Severability. If any provision of these terms is held invalid or unenforceable, it will be enforced to the maximum extent permitted and the remaining provisions remain in full force. A failure to enforce a provision is not a waiver. If these terms conflict with the Terms of Service or Monetization Terms on a hotel matter, these terms control.
